? Owner responsibility?

(a) Dogs and cats shall not be permitted outside of their owner's Unit unless attended by a resident and on a leash not more than six (6) feet long. 
(b) Dogs and cats are not allowed in any common elements of the building except for ingress and egress to and from the pet owner’s residence and the closest entrance to the building or the parking garage. This includes but is not limited to the 9th floor, 38th floor, library, conference room, and business center. 
(c) Pets must be vaccinated and kept in accordance with the Duval County Health Department’s laws and regulations. Documentation of compliance with this Rule and the laws and regulations of the Duval County Health Department shall be filed annually with the property manager by the Owner of the pet. (d) Residents are responsible for picking up and disposing of waste from their pets and are expected to carry paper towels in case of an accident in the elevators or common area. If any accidents occur, residents should notify the front desk immediately.

? Non-refundable pet fee?

Each Resident will be charged a one-time non-refundable dog fee payable to the HOA.

One (1) dog: $400
Two (2) dogs: $600

? Leasing residence with pets?

Each suite/unit is individually owned, it’s at the owner's discretion if they will accept pets and if they do, will they request a pet fee in addition to the HOA fee mentioned above?

Leases will only be approved for lessees with a 700 or more credit score. If there are multiple lessees per unit the average credit score must be a minimum of 700.
Tenant application fee (background and credit screening): $50.00 per adult tenant
Tenant administrative fee: $50.00
Move-in service elevator (fully refundable if no common area damage occurs during usage) $1,000

? Owners background check?

The owner/Realtor may require a separate fee for their background check ie. proof of funds, proof of employment, and previous rental history.
